Foundation repair for Noonday homes costs $4,000–$15,000 in most cases, $3,500–$12,000 for slab work, and $1,500–$6,000 when corrected drainage is the whole answer. Evaluation and written scope are free.
Agricultural ground, residential houses
Noonday sits on farmland with a long agricultural history, and the soil that grew its famous onions is the same reactive clay that moves foundations. Properties here are larger, flatter, and almost entirely without municipal storm infrastructure — so where water goes is determined by field contours, drives, and whatever ditching a previous owner cut.
Irrigation is a foundation variable here
Rural properties frequently run irrigation for gardens, pasture, or landscaping, and irrigation placed near a foundation on shrink-swell clay creates exactly the uneven moisture that damages slabs. We ask about sprinkler zones on every Noonday evaluation, because a zone running against one wall of the house explains a surprising number of one-sided elevation drops.
What the evaluation covers out here
More of the lot than we would walk in town: where the property sheds water, whether ditch lines still function, what the drive is doing, and where irrigation actually lands. Then the standard elevation survey and crack documentation. Free, including the drive.
Asked in Noonday
Do sprinklers affect a foundation?
On shrink-swell clay, yes - especially a zone running against one wall. Irrigation on one side keeps that soil swollen while the other side dries and shrinks, which is precisely the uneven condition that damages slabs. We ask about zones on every evaluation here.
There's no city drainage out here. What can actually be done?
Quite a lot, and most of it is earthwork rather than plumbing: restoring fall away from the house, re-cutting ditch lines that silted in, extending downspouts well past the reactive zone, and adding a French drain where the lot traps water. Typically $1,500-$6,000.
Do you charge to come out to Noonday?
No. The evaluation is free including the drive, and rural visits get a longer walk of the property because more of the water path is on your land rather than in a street.
Free evaluation, Noonday and all of Smith County
No charge for the visit, the elevation survey, or the written scope. If the survey reads flat and your cracks have not moved through a full wet-and-dry cycle, that is what the report will say — and we would rather tell you that than sell you piers.
